Abstract
During an eight-week Summer 2026 investment sales internship at Matthews’newly opened Boston office, I engaged in an intensive, highly structured program focused on commercial real estate sales, financial modeling, and asset evaluation. Through weekly technical modules and assignments, I developed expertise in debt structuring, return metrics, lease analysis, and applicable tax codes. The experience culminated in practical deliverables, including building custom market trackers and delivering a comprehensive Offering Memorandum and acquisition package for a 1031 exchange replacement property. Beyond refining analytical capabilities, presentation skills, and AI-assisted workflows, managing the rigorous 7:00 AM to 6:00 PM schedule alongside athletic training demanded strict time management and collaborative problem-solving with fellow interns. Constructive feedback regarding my tendency toward perfectionist over-analysis helped me embrace peer collaboration more actively to improve efficiency. Ultimately, this internship provided foundational commercial real estate acumen while clarifying my professional trajectory toward analytical investment, acquisition, and debt-and-equity roles.
